7BC was founded in 2022 and is led by an experienced operator with over a decade of direct involvement in the Greek and international real estate market. The firm operates through a fully integrated platform of retained advisors, architects, contractors, legal counsel, and financial specialists — maintaining end-to-end control over every stage of each transaction.
Source assets 15–30% below market through off-market deal flow and proprietary broker networks. Deep local relationships provide consistent access to opportunities unavailable through conventional channels.
Execute disciplined, cost-efficient renovations targeting €1,000–€2,000/m² capex. We upgrade each asset to premium specification while preserving its architectural character.
Unit-by-unit exit at a significant premium to acquisition cost, targeting a well-defined buyer pool across domestic, expatriate, and international investor demand.
Every acquisition begins with rigorous underwriting. We apply consistent return thresholds, conservative assumptions, and disciplined capital allocation — rejecting opportunities that do not meet our criteria regardless of market conditions.
7BC controls the full investment lifecycle — sourcing, underwriting, renovation, and sales execution. End-to-end control over each project reduces execution risk and preserves margin at every stage.
We create assets of lasting quality. Using ecologically sound construction, we align buildings with contemporary standards while preserving the architectural heritage of Athens — benefiting both returns and communities.
A selection from 7BC's portfolio of 36 completed renovations.
Exarchia, Central Athens
A single flat within a Neoclassical building, fully repositioned while preserving the period character that defines Exarchia's architectural identity. Ornate plasterwork ceilings, original hardwood floors, and French shutters were retained and restored; bold, curated interiors and a fully updated kitchen and bathroom brought the space to premium specification. The flat achieved a significant premium to acquisition cost upon exit.
Filothei, North Athens
A comprehensive full renovation of a large apartment in one of Athens' most prestigious residential addresses. The project transformed a dated layout into a contemporary open-plan living space with steel-frame glazed partitions, a bespoke high-specification kitchen, premium bathrooms, and a generously proportioned covered terrace overlooking mature gardens.
Central Athens
A striking loft conversion with double-height ceilings and floor-to-ceiling glazing across the full width of the living space. A sculptural steel staircase connects the main living area to a mezzanine level and private rooftop terrace — a rare outdoor space in the heart of the city. This project demonstrates 7BC's capability to execute across highly differentiated typologies and buyer audiences.
Central Athens
The first floor of the SRPL building sets the tone for the entire project — arriving through a restored Art Deco entrance hall with original marble floors, ornate ironwork, and period lighting. The flat itself is conceived around deep, earthy tones: duck-egg blue living rooms, dark bathrooms, and a khaki kitchen, all bound together by herringbone parquet throughout.
Central Athens
The second floor takes a lighter, more minimal direction — white volumes, sculptural niches, and a bold blue-tiled bathroom that anchors the design. The kitchen is conceived as a precise, functional space with clean material choices, while carefully preserved original details connect the flat back to the building's Art Deco heritage.
Central Athens
The third floor is the most characterful of the three — a warm terracotta living room with original velvet sofas and a brass ceiling fixture, a fully green kitchen with olive-painted cabinetry and marble worktops, and a striped terrace awning looking out over the neighbourhood. Original ironwork details, marble stairs, and a hand-crafted doorbell complete the picture.
Athens
A large-scale residential repositioning featuring bespoke fitted joinery throughout — from a fully panelled walk-in dressing room to a navy blue kitchen with marble island and brass pendants. Each room is conceived with a distinct character: rich terracotta tones in the private rooms, pale limestone volumes in the living spaces, and herringbone parquet tying the whole together.
Greek Islands
A full refurbishment of a traditional Greek stone property, executed with strict respect for its historic character and vernacular aesthetic. Original whitewashed walls, timber beam ceilings, and hand-painted tilework were preserved and restored throughout. Contemporary comfort was introduced discreetly — a professional range cooker in the green kitchen, brass fixtures in the bathrooms, curated soft furnishings — without disturbing the architectural soul of the house. The result is a property that feels entirely of its place while performing to a premium specification.

Over 350 units screened since inception. Active pipeline across completing, renovation, due diligence, and acquisition stages — reflecting consistent off-market deal flow and deep local sourcing capability.
7BC is led by its founding principal, who has been active in Greek and international real estate markets for over a decade. Every investment decision, renovation brief, and exit strategy is made and overseen directly — without the layers of delegation that characterise larger organisations. This concentration of accountability is deliberate: it produces faster decisions, tighter execution, and a consistency of standard across each project that investors can observe directly in the work.
The firm operates through a curated network of retained specialists — architects, contractors, legal counsel, financial and tax advisors — selected for their depth in the Greek residential market. This operating model combines the agility of a boutique with the professional rigour expected of an institutional platform. It is supported by an advisory network spanning Europe and the Middle East, with collective experience in excess of €100M of real estate transactions.
